The importance of a strong valuation
As is common with our Assisted Move and Part Exchange programmes we start by establishing the value of your customer’s home. A good solid, well researched, well evidenced valuation, avoiding over or under valuation helping us to:

- Ensure that any valuation is well balanced and well evidenced
- Speed up the process
Our comprehensive Property Valuation Appraisals are based on the findings of up to three local estate agents, online comparisons of similar properties in the area and a study of Land Registry Data. We take into consideration the pros and cons of the area, the condition of the property, the location and anything that may affect the desirability of the house in question.
Once researched the findings and researched information is collated into a comprehensive and easy to read Property Valuation Appraisal report. This balanced, unbiased or inflated valuation value is used as the basis for a Part Exchange Proposal and, once the figures are agreed, the sale of the new property can proceed.

Part Exchange Funded – How It Works
Step 1: Application
Complete our simple application form with your qualified customer and send to your dedicated team at Moving Made Easy.
Step 2: Valuation
We organise up to 3 local estate agents to value your client’s property, compiling a comprehensive report, with recommendations for a competitive marketing price. We will then present the valuation report to a select panel of third party funded companies for them to decide on an offer for the PX property.
Step 3: Offer made
Once the panel of third-party funded companies have viewed our valuation report, they will then make an offer which is typically 90% of the property’s value.
Step 4: Offer accepted
A new sale is reserved, passing ownership of your customers existing home onto a third party funded company. Your customer can then move into their new build home which has been reserved with you.

Frequently Asked Questions
In our traditional Part Exchange incentive scheme the housebuilder purchases their customer’s home directly. They then sell this home on once the property becomes unoccupied.
This requires that the Housebuilder be in a strong capital position. PX funded enables the housebuilder to offer the benefits of a PX programme without being the direct purchaser of the property.
We work with third-party home buying companies who provide cash offers on typically 90% of a home’s market value. meaning the housebuilder has no tied up capital in a property they may not want. There is no financial risk for the housebuilder
Whilst we know our property valuation reports are accurate (to within 99 to 102% of final selling prices*) we cannot guarantee that every third-party cash buyer will agree with our valuations. We therefore approach several third parties to negotiate the best deal possible. Sometime this will result in an offer amount less than 90% of the assessed value of the property, according to our Property Valuation Appraisal.
*We continually track valuation figures against sold process to monitor our accuracy and performance.
Since the property is purchased by a company against a set of property details the property does not need to be marketed on the open market and is therefore not subject to the timeframes associated. Speeding up the process.
We work with several Part Exchange providers and always try to get the best deal for your customer, comparing purchase offers for the property and then negotiating the best deal for you and your customer.
